To qualify for the Rental Property DSCR Loan, you need a minimum FICO credit score of 620 or higher. No income or employment documentation is required. You will need to complete the loan application and provide a copy of current lease (if property is currently rented), Insurance declaration page, copy of the property tax bill and two months of bank statements as proof of funds and reserves.. Loan amounts range from $200,000 to $3,000,000, and the loan is available only for properties that are either rented to tenants or being purchased with an intent to be rented out.
For the Rental Property DSCR Loan, you can borrow up to 80% Loan-to-Value (LTV) for purchase and rate & term refinance, and up to 75% LTV for cash-out refinance. The Private Money Loans offer up to 70% LTV as well. Fix and Flip loans are available up to 90% of Purchase Price + 100% of Rehab funds, provided that the total loan amount does not exceed 75% of ARV (Anticipated Resale Value). Loan amounts vary between $200,000 and $3,000,000 for the DSCR Loan program, $50,000 to $3,000,000 for Private Money Loans and $150,000 to $1,500,000 for Fix and Flip loans.
